you just sold our house for more than we expected
Dear Brad, Thank You just isn't big enough a word to express how we feel about all that you have done for us over the years. Your hard work and commitment toward our goals has been overwhelming. When we first met you were helping us find a house for my son and daughter-in-law. I couldn't believe how much of yourself you put into it. You were there every time I called to show me a house, sometimes before I was. I was so impressed that I recommended you to friends of ours that needed to get into a new neighborhood quickly and sell a house that I thought would be a struggle. You accomplished both with ease and effortless to our friends. Most of the work went on your shoulders. Last month, you just sold our house for more than we expected to get and bought our current home for less than we expected. Again most of the stress was on your shoulders and you carried us through a very emotional time. Recently, some friends of ours had been looking for a house for over a year with their realtor and mentioned that they had not found anything yet. I recommended you to them and they said that they really didn't want to leave who they had because she had worked so hard over the past year. I said to them, "Well if you like her so much than just write her a check for $80,000. and hire Brad because that is what he saved us with our last purchase and sale." They got the point I was making and now you are selling their house also. I know with confidence that you will give them every bit as much as you have given everyone else. Sellers may be reluctant to accept an offer that is contingent on the sale of another property. However, such a sale can be structured to minimize the risks.
The seller should put a limit on the amount of time that the buyers have to accept an offer, and they should keep their home on the market during that time. They should also reserve the right to require that any contingencies be met within a short period of time, ideally 24 to 48 hours, if they get a second offer. This is called a "First Right" contingency.
Contingent sales can work well for the sellers. The buyer is not in a position to ask for concessions on price or terms and may be able to get interim financing. Each situation is different, however, so go over the terms with your real estate agent before accepting a contingent offer.
